Responsibilities:



  • Supervision of plant engineering staff and facility operations.

  • Conduct regular inspections of operating, mechanical and electrical equipment systems to assure optimum performance.

  • Manage preventive maintenance work order program for base building equipment and distribute to engineering staff on a weekly basis.

  • Maintain adequate stock for the maintenance and repair of all base building equipment.

  • Record readings of electrical, gas and water sub-metering devices at Shippan Landing on a monthly basis.

  • Prepare and provide to the management office an engineering highlights report every month.

  • Assist with outside contractors and vendors to ensure compliance with all applicable codes, regulations and company policies.

  • Assist in the management of equipment service contracts and vendors.

  • Prepare work schedules and maintain open communications with tenants and management to ensure a seamless overall facility operation.

  • Knowledge of commercial building system operations including but not limited to fire alarm notification systems, VAV air distribution systems, automatic fire sprinkler systems, gas burner heating and air-cooled roof pack A/C systems.

  • Knowledge of commercial heating and air conditioning systems which would allow the individual to perform maintenance tasks including but not limited to: main and control circuit troubleshooting, air and oil filter replacement, motor, pump and refrigeration compressor replacement (i.e. up to 40 hp in size), belt replacement, motor lubrication and fan coil cleaning. Also, complete replacement of commercial equipment including water heaters, hydronic unit heaters, electric unit heaters, air conditioners, centrifugal exhaust fans, etc.

  • Performs routine to difficult electrical duties including installation, inspection and testing of lighting, wiring and power circuits. Replacement of faulty lighting fixtures, switches, receptacles, circuit breakers, fuses, lamps and ballasts. Installation of new lighting circuits, power circuits and other related electrical infrastructure (i.e. transformers, switching equipment).

  • Performs routine to difficult plumbing duties including unclogging sinks/toilets faucet repair/replacement, toilet repair/replacement and drinking fountain repairs. Plumbing skills including PVC, black iron, brass and copper fitting. Must be able to perform copper pipe soldering, flaring and swaging.

  • Performs routine to difficult carpentry duties including repairs of doors, doorjambs, moldings, hinges, locks, knobs, windows, blinds, etc. *

  • Performs routine picture/whiteboard hanging, basic office furniture repair. *


Qualifications:



  • Bachelor’s degree in engineering (or related fields) .

  • 3 years responsibility at a supervisory or chief level in areas of engineering, maintenance, and construction in a facility operation

  • Should have proficiency in CMMS Systems, Microsoft Excel, Word, and Outlook.

  • Ability to meet deadlines and make sound decisions, sometimes under stress.

  • Work whatever hours are necessary to maintain facility in a safe manner including nights and weekends.

  • Ability to read, comprehend, and transmit complicated detailed instructions orally and in writing.

  • Good physical condition and ability to operate departmental equipment.
